389 Cleveland Breaks Ground on 217-Unit Rental Community in Toronto's Leaside Neighbourhood
On June 8, 2026, Hazelview Investments and Sierra Corporation celebrated the official groundbreaking of 383–389 Cleveland Street, a new purpose-built rental community that will bring 217 much-needed rental homes to Toronto's Leaside neighbourhood.
The ceremony brought together representatives from Hazelview Investments, Sierra Corporation, Canada Mortgage and Housing Corporation (CMHC), the City of Toronto, project partners, and members of the development team to mark the beginning of construction on the 15-storey community. Located steps from Bayview Avenue and the Eglinton Crosstown LRT corridor, the development represents a significant investment in expanding Toronto's rental housing supply.
Originally planned as a condominium project, 383–389 Cleveland Street was converted to purpose-built rental housing in response to evolving market conditions and the growing demand for long-term rental homes across the city. The development will include 43 affordable homes integrated throughout the building, along with 33 accessible suites designed to CSA standards.
The project has been thoughtfully designed to support a diverse range of residents, including families, young professionals, and downsizers. The community will offer a mix of one-, two-, and three-bedroom suites, with 76 homes featuring two bedrooms or more.
Residents will enjoy approximately 8,500 square feet of indoor and outdoor amenity space, including a fitness centre, wellness studio, co-working space, children's playroom, resident lounge, chef's kitchen, landscaped terraces, community gardens, and a dog run.
383–389 Cleveland Street also marks an important milestone for Hazelview as the company's first development to incorporate a geothermal-based mechanical system. Combined with a targeted Tier 3 National Energy Code of Canada for Buildings (NECB) 2020 performance level, the project is expected to achieve significant reductions in energy consumption and greenhouse gas emissions.
Construction is now underway, with occupancy anticipated in 2028.
